About the job.....
Our Regional Managers are the cornerstone of our team. You are responsible for the tactical execution and communication of the company's strategic direction to our various communities. This manager will have a proven track record in managing a diverse portfolio of properties, be a motivator, a good communicator, and a hands-on manager. RMs work closely with Property Managers in their regions to ensure implementation and execution of all corporate policies and procedures.
Essential Responsibilities:
RMs are business leaders responsible for developing and managing individual site business plans including investmentobjectives, compliance goals, marketing positioning, people, asset quality, and financial goals and objectives.
At any given time, an RM should be able to describe the overall makeup: strengths, weaknesses and needs of each property intheir given portfolio.
RMs are also responsible for review and approval of all property purchasing with complete adherence to the expense budget.
RMs are also business managers who mentor, coach, supervise and develop site staff.
They will work with Property Managers and Maintenance Supervisors to ensure timely preparation of rent ready apartments tofully meet the demand of the market.
They are ultimately responsible for property risk management, safety standards and employee and resident liability.
They will help determine, implement and follow up on any corrective action plans for deficiencies found at properties.
A full working understanding of the affordable housing programs and the compliance requirements of each program
A full working understanding of Fair Housing Laws, Section-504 ADA, and the Fair Credit Reporting Act
Lead, direct and manage on-site associates in the performance of their assigned duties and job responsibilities to ensure success
Recruit, train, discipline, and motivate on-site associates to ensure success.
Develop, publish, and implement goals, objectives, policies and procedures that will enable and empower on site associates to succeed
Ensure strict adherence to approved company policies and procedures in compliance with federal, state and local regulations
Address resident complaints regarding community or on-site associates conduct. Enforce lease terms and communities published house rules
Assist in the preparation of the annual operating budget including the projected rental rates and the replacement expenditures for each managed community.
Strictly enforce compliance with the owner approved annual operating budget.
Prepare monthly variance reports for the financial cover letters.
Maximize rental income at each assigned community though higher occupancy, resident retention, and aggressive rental adjustments.
Ensure accuracy of all on-site financial reporting by means of a strong comprehension and active use of the company’s accounting and rent tracking software.
Train and monitor on-site associates proper use of the software on an on-going basis
Perform regular, unannounced inspections of assigned communities to review physical aspects of each community to ensure that company standards and that the approved management plan is being followed

• Excellent oral and written communication skills
• Experience in supervisory role and managing staff
• Experience in writing and maintaining budgets
• Proficient in various property management software.
• General office, bookkeeping and sales skills
• Computer literate, including Microsoft Office Suite
