As our Oklahoma based Property Management Field Superintendent, your first mission will be to come up to speed with our systems, processes and procedures, and then to begin conducting tenant move-outs, property inspections and, during busy months, move-ins as well. Your knowledge of construction and property management will go a long way toward your success in this role as you will be responsible for a wide range of duties: conducting "tenant turns" (including oversight of vendors); personally performing minor repairs (including light bulb and battery changes); approval of subcontractor work; and property/occupancy inspection. For work-in-progress, you'll rely on these skills to ensure that workmanship conforms to specifications and adheres to AH4R standards; for finished projects, you'll be responsible for ensuring that all punch list items are completed as required. Because you're savvy when it comes to exchange of keys, property condition reports, scope and turn cost estimates, you'll be a great asset to the Property Manager with security deposit reconciliation. Solid written and verbal communications skills are required in this role as well as proficiency with basic arithmetic, and a high skill level with technology, as you will be using computer software such as Yardi, Microsoft Dynamics, Excel, Word and Outlook.
